Rental Qualification Criteria
Credit Requirements:
- A minimum credit score of 600 is required to qualify.
- Credit Score Guidelines:
- 600 or higher: Standard security deposit required.
- 580–599: Double security deposit required.
- Below 580 or with negative credit history: Application will not be approved.
Negative Credit History Includes:
- Previous evictions
- Repossession of personal property
- Pending lawsuits
- Undischarged bankruptcy
- Returned checks or collections for non-payment
- Consistent late or delinquent payments
- Outstanding balance with a landlord or property management compan
Rental History
Applicants must have a clean rental history with no evictions, foreclosures, or repossessions within the past two years.
Offering of Lease:
1. Upon approval, applicants will have 24 hours to review and sign the lease.
2. No properties are held for more than 2 weeks from the application approval date unless approved by the owner in writing.
3. Keys will be released on the first day of occupancy and under no circumstances any day prior to that.
4. Regardless of move-in date, an amount equal to a full month's rent is required to move-in. Any prorated rent will be applied to the second month's occupancy.
5. If applicants are approved with conditions, those conditions supersede all conflicting statements in this document.
